CONSTRUCTION MANAGER/OWNER'S REPRESENTATIVE - Seeking a qualified Construction Manager to work as their owner's representative on commercial construction projects in Merced, CA. The qualified candidate should have a minimum 8+ years documented experience as a CM working for the owner, with expert knowledge of safety, building products, construction methods, procedures, leadership and human resources management skills.

Position Requirements
• 8 years Construction Manager experience including leadership and human resource management
• Expert knowledge of safety, building products, constructions methods and procedures
• Excellent written and verbal communication skills
• Strong quantitative, problem solving and time management skills
• Proficient in creating development and/or construction schedules
• Ability to execute on project strategic plans and program initiatives to meet the goals and needs of the Owner
• Proficient knowledge of the commercial construction process and field construction
• Experience in managing and overseeing hotel, retail and multi-family construction projects
Responsibilities will include:
Phase I - Construction
• Leadership of the Project Team to ensure that construction and design stays true to the approved scope of work stays within the requirements of the approved project budget, and that the project stays within the approved overall project timelines.
• Provide full time onsite Project Management services. Onsite Project Management duties shall include day-to-day oversight of the construction including the timescale and budget of a project, management of any delays or problems encountered on-site during a construction project, managing quality control, and the inspection of work carried out. He/she is also responsible for managing communications between all parties involved in the on-site development of the project.
• Determine in general that the work of each contractor is being performed in accordance with the requirements of the contract documents, endeavoring to guard Ownership against defects and deficiencies in the work and reject any work, which does not conform to the requirements of the Contract Documents.
• Conduct regular communications with the project team and make regular follow-up site visits as needed to ensure that the project is progressing according to the approved project plans.
• Review requests for changes, assist in negotiating contractors' proposals, submit recommendations to the design professionals and Ownership, and, if they are accepted, review change orders and construction change directives which incorporate the design professionals' modifications to the design documents.Â
• Preparation and distribution of a series of documents to track and report progress against the Project Budget and Schedule as well as and scope changes.
• Review the project for all long lead-time items and cause such items to be expedited and coordinate the ordering and delivery of such materials with GC and subcontractors.
• Management of all project budgets, commitments, invoices, change orders, etc. and submission of regular "draw" packages to Ownership on a monthly, or as needed, basis (see project accounting services below).Â
• Develop cash flow reports and forecasts for the Project and advise Ownership as to variances between actual and budgeted or estimated costs.
• Assist the design professionals in the review, evaluation and documentation of claims.
• Coordinate all inspections required by governmental authorities having jurisdiction over the Project.
Phase II - Close-Out
• Ensure all commissioning activities are completed and turned over to Operations
• Ensure that the Architect has issued a Notice of Substantial Completion including a comprehensive list of work yet to be completed ("punch lists")Â
• Ensure all warranties, operating manuals; certificates of completion and as-built drawings have been delivered to Operations.
• Close-out all construction activity including final payment to the contractors
