GROWING FAMILY OWNED REAL ESTATE COMPANY NEEDS EXPERIENCED OPERATIONS MANAGER FOR LAFAYETTE OFFICE.

Established in 1990, EZ R.V.-Boat Storage, LLC is a respected Lafayette, La. self-storage facility totaling 90,000 sq.ft. Through our website www.EZRVBoatStorage.com and via local sales, we reach customers looking for safe and secure long-term storage. In addition, we own and lease-out industrial real estate and are under construction of a future retail strip mall, both totaling 50,000 sq.ft. The Operations Manager will be overseeing these three Lafayette area properties.
Our pleasant office at EZ-R.V. Boat Storage, LLC in Lafayette will involve the following responsibilities:
â¢ Pay bills, make bank deposits, and bank reconcile 3 separate QuickBooks accounts
â¢ Pay taxes and insurance as per family tax accountant & gather info during tax time
â¢ Operate a Point a Sale (POS) system and take customer payments
â¢ Extensive use of QuickBooks for payroll, bills, posting, invoicing, sales tax, order processing, and bank reconciliation
â¢ Answer phone and emails 8am-5pm, Monday-Friday (30-50/day) and monitor phone after-hours & weekends for emergencies
â¢ Maximize tenant occupancy via various marketing channels (client referral, email, targeted advertising, etc.)
â¢ Manage maintenance vendors for the three properties
â¢ Send signup, move-out, and change documents to tenants using Word, Excel, and QuickBooks software
â¢ Manage automatic gate-card registry book
â¢ Manage unit and stall maintenance registry book
â¢ Report all business & financial activity to owners on a monthly, quarterly, and yearly basis
â¢ Manage and operate within the established budget
â¢ Conduct daily visual inspection and space audits of entire facility as well as perform lock checks
â¢ Perform light property maintenance at the self-storage facility including: sweeping, changing light bulbs and removing debris in units
â¢ Meet with customers at the facility to explain products and benefits
â¢ While performing the duties of this job, you will be occasionally required to stand, sit, kneel, crouch, crawl, bend, climb or balance on a ladder, and maneuver around the properties while performing various maintenance and inspection duties
â¢ On occasion, you may need to lift and/or move up to 30 pounds
â¢ Assume full responsibility for the overall performance of the facilities and for tenant satisfaction
Qualifications & Requirements:
â¢ At least a 4 year college degree from accredited institution plus at least 2 years related work experience
â¢ Excellent PC computer skills (web, QuickBooks, email, MS Office, etc.) and office equipment knowledge
â¢ Extensive accounting & bookkeeping knowledge required, with emphasis on QuickBooks experience
â¢ Very detailed oriented with excellent note-keeping habits
â¢ Professional appearance and fluent in English
â¢ Must possess a valid driver's license and have reliable transportation
â¢ Must pass a background check and a pre-employment drug screen
â¢ Salary to be $40,000+ per year plus sales/occupancy target bonuses, health care allowance, and paid holidays.
