Currently, we are seeking a Director of Property Management who is responsible for planning and overseeing the purchase, lease and construction of all new Credit Union of Texas Stores and properties (land, buildings, furniture and equipment) and remodeling
or closing of existing locations. Direct the up-keep, maintenance and physical operations of all Credit Union of Texas Stores and properties by negotiating and managing service agreements with a wide variety of vendors. Direct all security related installations,
monitoring, and policies. Works to consistently maintain the Credit Union of Texas brand (look, feel, and attitude) in all Stores and locations.
Major Duties and Essential Functions
New Construction and Remodeling:
â¢ Scout locations for new facilities to include land for new construction, storefront facilities, vestibule and drive-up ATMâs, and in-plant offices and ATMâs.
â¢ Interface, consult with and instruct the architect and construction company leaders during the design and construction of all building projects.
â¢ Decide on building materials, colors, fabrics, paint, wall covering and carpet to stay consistent with the CUTX brand.
â¢ Work directly with internal CUTX department heads to keep everyone updated on construction progress and coordinate projects/upgrades integrated into the Stores and locations.
â¢ Arrange for exterior and interior signage design and installation.
â¢ Arrange for installation of ATMâs, ITMâs, teller equipment, workroom vault, and furniture.
â¢ Arrange for data cabling, security alarms and video, fire alarms, and building access systems.
â¢ Arrange for vendor and utility services.
â¢ Oversee construction and opening the Stores for CUTX.
â¢ Requires excellent oral and written communications skills.
â¢ Provide monthly status reports to VP Retail Operations & Property Management
â¢ Prepare capital and operating budgets each year for all Stores and CPA.
â¢ Review and approve invoices and review monthly expenses as compared to budget or all Stores and CPA.
â¢ Negotiate contracts and manage vender relations with companies to provide utilities, materials and services to upkeep, repair and maintain all Store locations.
â¢ Work daily with CUTX building engineers and CPA building management to respond to facility work order requests.
â¢ Communicate with Store and CPA employees to ensure facility issues are readily met to allow employees to focus on members.
â¢ Review and negotiate lease agreements as they approach time for renewal.
â¢ Look for opportunities to increase efficiency and/or remodel offices as appropriate to best fit our brand.
â¢ Issue employee badges with proper badge reader access times.
â¢ Manage and maintain building access systems for all locations.
â¢ Review and negotiate security related contracts including selection and review of the alarm monitoring company.
â¢ Supervise security guard service at CPA.
â¢ Investigate incident and accident reports including theft, embezzlement and forgeries committed by members and employees and turn in police crime reports.
â¢ One of the first people contacted about robberies. Inform senior management, provide security camera footage to the police department and schedule any needed repairs or replacements of equipment or property.
â¢ Responsible for security policies and updates to the security manual.
â¢ Issue reserved parking spaces for the CPA parking garage.
Other duties necessary to achieve the goals of CUTX:
â¢ Make decisions and authorize staff to purchase supplies and equipment, use outside vendors and suppliers necessary to perform their duties and get the job done.
â¢ 24/7 on-call to respond to facility or security related issues and emergencies.
â¢ Service and maintain Credit Union of Texas owned vehicles.
â¢ Remains compliant with Bank Secrecy Act / Anti-Money Laundering, Office of Foreign Assets Control and USA PATRIOT Act as they apply to the duties of the position.
â¢ Supervise the Facility Manager and Facility Engineer(s) and helps to direct the assigned daily work and keep the department running smoothly.
â¢ Continually look for ways to reduce expenses, improve quality of work, and partner with reputable vendors for the Credit Union of Texas.

Must have a Bachelor's degree and/or equivalent experience and certification with a minimum of 3 years real estate property management experience including construction management.
